House Rules for Seattle

Annexure A

The most important rule is simple:

Be considerate of others at all times.

By staying at Seattle Accommodation, you agree to follow the rules below to ensure a safe, respectful, and comfortable living environment for everyone.

General Rules

  • Ignorance of the rules is no excuse.
  • The tenant is responsible for the conduct of their visitors.
  • Friends, family, and guests enter the premises at their own risk.
  • Sleepovers and squatting are not allowed.
  • The landlord may relocate a tenant to another Seattle unit or room of the same standard and price if necessary (for example, during maintenance or upgrades).
  • The landlord may request temporary evacuation of a unit during essential repairs or renovations.
  • Keep your unit and surroundings clean and hygienic at all times.
  • Dispose of empty bottles and cans in the bins provided at the back of the premises — not inside or outside your unit.
  • Alcohol: Be responsible. Do not drink and drive or get into a vehicle with someone under the influence.
  • A Criminal case will be opened against the tenant for damages caused if not resolved with in the prescribed 10 (ten) working days.
  • No bullying, harassment, fighting, or verbal abuse.
  • At here to the general body corporate rules of Seattle Complex.

Keys and Security

  • Lost keys or remotes must be replaced immediately. The cost of replacing locks and cutting new keys will be charged to the tenant responsible for the loss.
  • Keep all doors and security gates locked when leaving the premises.
  • Report any suspicious activity or safety concern to the landlord.

Gate and Access

  • Exercise caution when using the motor gate.
  • The gate closes automatically after approximately 15 seconds and has no sensor. Keep clear of the gate rail while opening or closing.
  • Do not interfere with or damage the gate mechanism.

CCTV and Security Monitoring

  • For the safety and protection of all tenants, visitors, and property, Seattle Complex and Seattle Accommodation use CCTV cameras in common areas on the premises
  • By residing at Seattle Accommodation, the tenant grants permission for CCTV cameras to operate and record activity in these shared and external areas, such as entrances, parking areas, corridors, and outdoor spaces.
  • Cameras are not installed in private areas such as bedrooms or bathrooms.
  • All recordings are used solely for security and safety purposes and are handled in accordance with the Protection of Personal Information Act (No. 4 of 2013).

Parking and Vehicles

  • Park only in your allocated parking or garage space.
  • Do not block the driveway or other vehicles.
  • Parking is at your own risk.
  • No dismantling or major vehicle repairs are permitted on the premises.
  • Any oil or fluid stains must be cleaned by the tenant immediately and restored to the original condition.

Tenant Responsibilities

Tenants may not:

  • Move, unplug, or tamper with the Wi-Fi router.
  • Share the Wi-Fi password with anyone outside the unit.
  • Have sleepovers.
  • Drill holes or make any structural changes without written permission from the landlord.
  • Stick or glue posters, paper, or decorations on the walls.
  • Smoke or vape inside or around the house (includes cigarettes, e-cigarettes, hookah, cigars, etc.).
  • Play loud music or create noise that disturbs others.
  • Cut trees, remove plants, or damage grass or flowers.
  • Use old or unsafe electrical leads, cords, or adaptors.
  • Sell, use, or store illegal substances or drugs on the premises.
  • Use heaters or other high-load heating devices without approval.

Tenants must:

  • Complete a checklist with the landlord at move-in and again at move-out.
  • Report any problems, damages, or maintenance issues in writing or via the prescribed form.
  • Notify the landlord immediately of any electrical or water
  • Attend scheduled house meetings.
  • Ensure all electrical equipment is switched off when not in use or when leaving the unit.
  • Remind visitors that smoking and vaping are not allowed anywhere on the property.

Garden and Outdoor Areas

  • Water the garden, plants, and grass regularly, using water responsibly.

Garbage and Waste

  • Place all black bags in the allocated garbage area at the back of the premises.
  • Check the municipal collection schedule and place bags on the sidewalk only on pickup day.
  • Do not leave more than five (5) black bags per unit per week.
  • If bags are not collected, bring them back inside to avoid littering.
  • Extra garbage must be removed privately by the tenants at their own cost.
  • Keep all garbage areas tidy at all times.

Insurance and Liability

  • The landlord is not responsible for loss or theft of personal belongings.
  • Tenants are encouraged to include their personal items under their own insurance policy.
  • Any theft or incident should be reported promptly to the authorities.

Website Communication and WhatsApp Group

  • Images will be used for promotional and informational purposes to showcase the accommodation experience to prospective guests and the general public.
  • Seattle Accommodation is having a website seattleaccommodation.co.za and you the student renting/staying at Seattle Accommodation hereby waive any rights to compensation or ownership of these images and release Seattle Accommodation from any liability arising from their use of this images.
  • A dedicated WhatsApp group is used for quick communication between tenants and the landlord.
  • The landlord may add tenants to the group for important updates.
  • All messages should be relevant and respectful.
  • Report any damages or issues that may affect the premises via the group.
  • Notify the landlord if you are away for more than three (3) days, including departure and return dates.
  • Personal information shared in this group will be protected according to the Protection of Personal Information Act (No. 4 of 2013).

Noise and Quiet Hours

  • Be mindful of others at all times.
  • Quiet hours: 14:00 – 17:00 and 19:00 – 07:00 daily.
  • Avoid loud music, shouting, or unnecessary noise, especially during study times.

Furniture and Equipment

  • Furniture may not be moved out of the room or unit.
  • Provide a list of all personal furniture, appliances, and equipment brought into the unit at move-in. This list must be signed by both parties and attached to the move-in checklist.
  • Report any damage or malfunction to the landlord.
  • Additional appliances that use significant electricity must be declared in writing — extra usage may incur additional charges.

Cleaning and Hygiene

  • Keep your unit and surroundings clean at all times.
  • Tenants are responsible for cleaning their rooms daily.
  • Shared areas such as the kitchen, bathroom, and corridors must be cleaned regularly and kept hygienic.
  • Open bathroom windows for ventilation before and after use.
  • Follow the cleaning roster provided for shared areas.
  • The landlord may arrange limited additional cleaning (for kitchens, bathrooms, or corridors only).

Water and Electricity (Prepaid Meters)

  • A set amount of water and electricity is included in the rent each month.
  • If this amount is used up, tenants must purchase additional units privately.
  • Balances must be posted weekly on the WhatsApp group (every Friday).
  • Always confirm that new tokens have been accepted and the balance has increased.

Academic Progress

  • The landlord may request your timetable and exam roster and or academic results during the year.
  • Sharing this academic results information is voluntary but needed to place you in the right unit and room. It can assist with recommendations and job placements.
  • Maintaining good conduct and responsible living practices at Seattle Accommodation helps build a positive record.
